Terms and Conditions
An agreement incorporating these terms and conditions are formed when you make a booking by telephone, post or email.
A 3 night minimum night stay applies.
A deposit of 10% of the total rental is required at the time of booking. You are required to send us your payment for the balance of your rental at least 4 weeks prior to the arrival date as set out in your written confirmation. If you fail to make the payment due to us in full and on time we may treat the booking as cancelled by you.
The deposit is non-refundable. Please telephone the number shown on your written confirmation as soon as possible should you need to cancel your booking. Written confirmation is also required and the cancellation will not take effect until it has been received in writing. If you cancel your booking more than 8 weeks prior to your arrival date, we will retain the initial deposit and refund the balance of any other money you have paid us. If you cancel the booking less than 8 weeks prior to the arrival date we reserve the right to retain any payments made. In these circumstances we will refund the rental (less any additional costs incurred) if we are able to secure an alternative booking for the property for the same dates.
ARRIVAL / DEPARTURE
Check in is from 15:00 on the day of your arrival. Check out is before 10:00 on the day of your departure. The cottages should be left in a clean and tidy condition.
Off street parking is available free of charge. All parking is at your own risk.
One key to the front door of each cottage is provided on arrival.
Smoking is not allowed in the cottages. Smoking is permitted on the balcony terrace only, provided all ash and butts are disposed of in the ashtray provided.
Dogs are welcome at a charge of £15. Dogs are not permitted on the furniture or beds. It is not permitted to leave your dog in the cottage unsupervised. All dogs must be up to date with vaccinations, worm and flea treatment. Additional charges may be incurred if your dog causes damage to the property or any of the fixtures and fittings. You are responsible for your dog at all times.
DAMAGE AND BREAKAGES
You are responsible for paying to remedy any breakages or damage you cause to the properties. Please report these as soon as possible and before you leave, otherwise an invoice will follow. Occasional damage and breakage is unavoidable and for this reason we do not normally charge for minor breakages (e.g. glassware, crockery) provided these are reported before you leave (there is no need to report minor breakages immediately).
UNAVAILABILITY OF ACCOMMODATION
We would not expect to have to make any changes to your booking, but sometimes problems occur and we do have to make alterations or, very occasionally, cancel bookings. If this does happen we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your booking and, if it is necessary to cancel your booking, we will refund the balance of any monies you he paid us. Our liability to you will not extend beyond this refund.
We make every effort to ensure that the information and descriptions contained on our website are accurate but we reserve the right to make changes and we accept no liability for minor inaccuracies.
Our liability for damage, loss or injury including loss or damage to vehicles and their contents and to the personal possessions you bring with you is excluded as far as permitted by law. All guest pets remain the responsibility of their owners at all times. Liability is not assumed in any way whatsoever by the proprietors for pets belonging to guests.
We reserve a right of access to the cottages at any time during your booking.
For insurance reasons, the number of persons in occupation exceed the sleeping accommodation provided, nor differ from the number agreed at the time of booking.
Guest are required to respect the property and grounds and maintain acceptable levels of noise (as judged by us). Disruptive or unacceptable behavior, if not corrected, may result in cancellation of your booking by us. Under these circumstances no refund or compensation will be issued.
